DIY vs. professional install

What you can legally do yourself, what needs a licensed electrician, and the specific point where saving money turns into a system that blocks your house sale.

The short answer: off-grid and portable systems are entirely reasonable to build yourself. Grid-tied rooftop solar is not — not primarily because it’s difficult, but because connecting to the utility requires permits, inspection and usually a licensed electrician’s signature. Skipping those creates problems that surface years later, when you sell.

Why grid-tied DIY goes wrong

Not because homeowners can’t do the work. Plenty could. It’s the paperwork chain that defeats it.

  • A building permit is required essentially everywhere. Applying usually means submitting an electrical plan and often a structural assessment of the roof.
  • An inspection follows. The inspector signs off on work done to code.
  • The utility must approve interconnection before you’re allowed to energize anything that back-feeds their lines. They will generally require proof of permit and inspection.
  • Many jurisdictions require a licensed electrical contractor to perform or certify the connection. Some allow homeowners to pull their own permit; many don’t.

Miss any link and you have an unpermitted system. Which brings the real problem.

The consequence people don’t see coming

An unpermitted solar system is a defect on your house, and it surfaces at the worst moment: when you sell.

Buyers’ inspectors find it. Title companies and lenders raise it. You may be required to bring it up to code and get it inspected retroactively — which can mean taking work apart — or remove it entirely, at your expense, during a closing.

Your homeowner’s insurance is the other exposure. Unpermitted electrical work can give an insurer grounds to deny a fire claim. That’s not a small risk on a fifteen-year-old array you installed yourself.

What DIY actually saves

Less than people expect, and this is worth knowing before you commit a month of weekends.

On an average installation, the panels themselves are roughly 12% of what you pay. Labor is around 15–25%. The rest is soft costs — permitting, design, inspection, overhead, sales and marketing.

DIY removes the labor and the sales overhead, but you still pay for permits, equipment and inspection. Realistically you might save 30–40% on a system — meaningful, but not the 80% people imagine when they see the wholesale price of a panel.

Set against that:

  • No workmanship warranty. If the roof leaks, that’s yours.
  • Manufacturer warranties on panels and inverters sometimes require professional installation. Read them before you buy.
  • Weeks of your time, much of it on a roof.
  • Roof penetrations are the part that goes wrong, and the damage shows up years later.

The middle path

Some homeowners buy the equipment themselves and hire a licensed electrician for the connection and paperwork. Some installers will quote labor only.

This captures much of the saving while keeping the permit, the inspection and someone licensed on the electrical work. If DIY appeals but the paperwork worries you — and it should — ask local installers whether they’ll work this way.

Safety, plainly

Two hazards, and both are real:

  • DC voltage. A string of panels in sunlight can produce 300–600 volts DC. You cannot switch panels off — they produce whenever light hits them. DC arcs don’t self-extinguish the way AC does, which is why solar-specific fire safety rules exist.
  • Falls. More people are hurt falling off roofs during solar work than by electricity. Steep pitch, awkward panels, hot surfaces.

If you do proceed: work with the panels covered or disconnected, use proper DC-rated equipment, and don’t work alone on a roof.
